Jeremy Hunka
Jeremy brings his wide variety of experiences in the world of commercial real estate and business management in his approach to value creation, integrating a deep knowledge of debt, operating tangible assets, and financial management.
His recent experience includes heading up asset management at Trailbreak Partners, focusing on portfolio optimization, oversight of asset level and operations, commercial leasing, tenant and building improvements, and asset disposition strategy for a portfolio totaling nearly $250 million in operating assets and $506 million in development. At Trailbreak, Jeremy consistently exceeded pro forma expectations, delivering investor-level cash-on-cash returns of 10.1%. He demonstrated creative value-add strategies, capturing $922K in additional value through insurance adjustments, generating $1.06MM through bulk internet service negotiations, and creating $592K in new revenue by developing strategic amenities. He also pioneered an innovative medium-term rental strategy that increased lease-up cash flow by 68%.
Prior to Trailbreak, Jeremy was an associate at Chatham Financial, a global advisory and technology firm focused exclusively on financial risk management. At Chatham, he consulted regarding the analysis, reporting, and management of 850+ commercial real estate debt instruments totaling over $33B in principal. Before that, he was an Asset Manager with Waveland Property Group, a bespoke CRE firm in Chicago specializing in medical and mid-sized office buildings, where he focused on optimizing the performance of a portfolio totaling over 1.1 million square feet.
Jeremy graduated cum laude from Wheaton College (IL) with a degree in Chemistry and received a Certificate in Real Estate Financial Analysis from the New York University Schack Institute of Real Estate. Jeremy and his wife live in Denver and enjoy hiking, skiing, playing music, and attending concerts.
